My father purchased a house from the Apex Team when I first began attending the University of Arizona. We have been renting it out to my friends and have not paid rent in two years. After graduation my parents will continue working with the Apex Team to sell the house.

Do You Have Any Questions About College Renting?

WHY DO I NEED TO SIGN THE PARENTAL GUARANTOR?
The parental guarantor is a protection for your student when it comes to paying rent. Although signing the parental guarantor is not mandatory it is a way for us to allow you access to the student portal and help them pay rent.
WHAT IS THE LATE FEE POLICY?
We provide a 4 day grace period to allow for payments to arrive, or to accommodate for any last minute delays. Rent is considered late if it is not received by 5pm on the 4th day of the month, and the late fee policy takes effect. Late fees are $10 per day, retroactive to the 1st day of the month. For example, rent received on the 5th would incur a $50 late fee ($10 per day starting from the 1st of the month), and $10 per day thereafter.
WHAT SHOULD MY STUDENT DO IF THEY ARE PLANNING TO MOVE OUT?
Per the lease agreement, the tenants are responsible for all rent payments up until the end of the lease term. If they are wanting to move out early, they are still responsible for monthly rent unless they find someone to replace them.
WHAT IS A DOCUSIGN?
Docusign is a way for out of state individuals to sign a document without having to print and scan the document. Docusign allows you to sign the agreement online through your email by clicking where prompted. As soon as your signing is complete the document is sent to the next person needing to sign.
HOW WILL YOU TAKE CARE OF THE PROPERTY WHILE MY STUDENT LIVES THERE?
At The Apex Team of Keller Williams Southern Arizona we strive to provide our owners and renters the best possible housing solutions in Tucson. We provide our tenants a “Portal” that allows tenants to put in a recorded work request. Our in house maintenance company tracks these requests to schedule fast service for our tenants needs.
DO I NEED RENTERS INSURANCE?
Yes, it is required that tenants purchase renters insurance. Affordable and cost effective varying from $8-15 per month, depending on coverage. Insurance typically covers your belongings in the event of fire, theft, burglary, natural disasters, etc. Please note that insurance information is purely for educational purposes. Coverage varies based on your selected policy and coverage.
HOW CAN I LIVE FOR FREE?
Currently the average rent for a three bedroom home is $466 dollars a month. The mortgage cost is around $769 dollars. If a student buys a house, he is able to rent out two of the rooms, and live for free in the third bedroom. Click Here to Learn More.
DOES MY DEPOSIT GO TOWARDS LAST MONTHS RENT?
Your security deposit is a protection for the owners in case of serious repairs needed after you move out. This money is fully refundable based on the condition of the home and will be returned within 14 days of the end of your lease. The security deposit cannot be used for rent.
HOW DO I PAY RENT EACH MONTH?
For payments you are able to mail or bring a check, cashier’s check, or money order to our office. These must be made out to Keller Williams Southern Arizona, our brokerage. You are also able to pay online through your tenant portal using a checking or savings account. Our office is not equipped to accept cash payments.
MY ROOMMATE WANTS TO MOVE OUT, WHAT DO WE NEED TO DO?
Your lease agreement is a joint lease between all tenants. For one of the roommates to move out, they either need to continue paying rent each month or find someone to replace them on the lease. For someone to replace a current tenant they must be approved by the remaining tenants, and pass our background check.
